Prospective Landlord

The services we provide as a letting agent can be typically categorised into three broad types.

 

Firstly there is ‘Tenant find only’. 

For this we will:-

* Visit the property to advise the potential landlord on the marketability of the property

* Value your property for the rental market

* Advertise the property

* Find suitable tenants

* Take a holding deposit

* Take up referencing and credit checks on the prospective tenants

* Draw up the tenancy agreement (if required)

* Draw up an inventory (if required)

 

For this service we will charge a one off set fee of £250 plus VAT. 

 

Secondly there is ‘tenant find and rent collect’

For this we will:-

* All the above

* Collect and hold a dilapidations deposit

* Collect rent at the start of the tenancy and thereafter monthly

 

For this service we will charge 7.5% of the initial rental term plus VAT.

 

Thirdly there is ‘full management’ of your property.

For this we will:-

* All of the above

* Issue keys and check the tenants into the property

* Organise the preparation of the property for rental

* Manage any repairs and organise regular maintenance

* Inspect the property at quarterly intervals

* Manage the renewal of the tenancy or replacement of the tenants

* Ensure the tenancy is properly terminated at the end of the tenancy, including checking out

 the tenants and arranging for any repairs of redecoration

                                                               

For this service we will charge 10% of the monthly rent plus VAT.
