INFORMATION FOR PROSPECTIVE TENANTS

      References will be required, and are taken up through a Credit Reference Agency. An administration fee of £150.00 inclusive of VAT will be payable at the time of application for the tenancy, for a joint tenancy the fee will be £175.00 inclusive of VAT. An inventory check-in and checkout fee will be levied, please ask for further details. If for any reason the prospective Tenant declines to take the tenancy the fee is non refundable. If the Landlord declines the tenancy, the prospective Tenants fee will be refundable with the circumstances taken into consideration.

  A Dilapidations deposit equivalent to one and a half times the monthly rent is payable on the commencement of the tenancy and will be held by us on your behalf through an insurance based scheme. If in the event of a dispute at the end of the tenancy, the disputed amount will be forwarded to The Dispute Service Limited. Please ask for further details. A charge will be made for the renewal of any Tenancy Agreement.

Rent is payable in advance and should be paid in time to clear our bank by the rent due date. After the initial payment, the Tenant will be required to pay the rent by standing order as per the terms of the Tenancy Agreement. Please ask for our bank details.

  Some landlords or members of their family may suffer from allergic reactions to animals and there may therefore be a restriction on keeping pets at the property. In any event if any pets are kept we reserve the right to take an additional refundable deposit in respect of any damage caused by the pets, refundable at the end of the tenancy should no damage have occurred, and a clause regarding professional cleaning of carpets etc. will be included in the Agreement.

  Landlords may also stipulate the Tenants are non-smokers, and any cleaning required to the property at the end of the tenancy due to smoke damage may be reclaimed from the tenants.

  The tenant is responsible for payment of the Council Tax, Water Rates, Gas and Electricity, together with the telephone service and the television licence, unless otherwise stated. At the commencement and termination of the tenancy we notify the relevant service providers, with the exception of the telephone and TV licence, which is the sole responsibility of the tenant.  

In order to help protect Tenants deposits against deductions for accidental damage, it has become commonplace for Letting Agents to advise that all Tenants have insurance to protect their own possessions as well as the fixtures and fittings belonging to the Landlord.

  Something simple, such as a glass of red wine, could mean the replacement of a

carpet, and could mean a bill which runs over and above your current deposit.
